Understanding net operating income for real estate


The net operating income—or NOI—represents a property’s cash flow. It is critical in determining a property’s market value and the owner’s ability to obtain and support financing.

Yet many buyers, lenders and owners/operators neglect to perform the type of due diligence necessary to verify the property’s revenues and expenses. Here are some things to keep in mind when reviewing historical or trailing twelve month operating results.
